The best YouTube audience for a loan officer is people who already know you. A short video puts your name back in front of past clients and recent site visitors. In our experience, that is where YouTube ads for loan officers return the most, with local awareness close behind. Google limits who else a mortgage ad can reach. Its consumer finance rules remove the targeting most guides recommend. Below: what you can still target, what the video has to carry, and where the lead goes after a response.

Where YouTube Ads for Loan Officers Earn Their Spend

A YouTube view carries no intent signal. Nobody searched for a rate. They were watching something else when your ad played. That makes the audience the whole game.

Past clients. Your book already knows your name. A short video reminding them you are local and available lands warm. The best slice is past clients back in market. Think of a home going up for sale, or equity building next to high-rate debt.

Site visitors. Someone who priced a loan on your site and left is the closest thing YouTube has to intent. A video that answers the question that stopped them brings some of them back.

Local awareness. A radius around the office, inside the states where you hold a license. It supports referrals, open houses and your name in the market. It is brand work, and it should be judged as brand work.

Cold traffic. It converts for some shops. The response arrives colder than a search lead, though, and it cools faster. A cold campaign only pays if the follow-up is fast.

Running ads is a different job from building a channel. A channel is organic video you publish and keep. An ad puts a video in front of people who did not choose it. Most loan officers need the videos first, because an ad needs something worth watching. Video is one play among many, and the loan officer marketing playbook ranks it against the rest.

What Google Lets a Mortgage Ad Target on YouTube

Mortgage ads sit in Google’s consumer finance category in the United States and Canada. Since October 2020, five targeting options have been off the table for those ads. The same rules apply to YouTube ads for mortgage brokers and for loan officers at a lender.

Targeting option Mortgage ads in the US and Canada
Gender, age, parental status, marital status Not allowed
ZIP code Not allowed
City, state, or a radius of at least 0.6 miles (1 km) Allowed
Google’s predefined audiences, with the demographics left enabled Allowed
Your own lists, built without the restricted signals Allowed, per Google’s FAQ

Google’s restricted targeting policy sets out the bans and the radius floor, which Google states as 1 km.

YouTube Retargeting for Loan Officers: What Google Allows

Google’s FAQ on the 2020 policy update answers this directly. Customer Match and remarketing are restricted only when the list is built on certain signals. Those are demographics, marital status, parental status and ZIP code. A list of past clients pulled by loan close date uses none of those. Neither does a list of people who visited your rate page.

Two cautions come with that answer. The FAQ carries no date, and Google has changed these rules before. Confirm the current policy before you build a list. Fair lending rules may also apply to how a list is built, so run the plan past your compliance counsel.

Customer Match adds conditions of its own. Google’s Customer Match policy requires a good history of policy compliance and payments. It also bars lists that reach an overly narrow audience, including a customer list paired with tight geography. A small book behind a small radius may trip that rule.

Your Licensing Footprint

Licensing is not Google’s problem, so it is yours. Draw the targeting from your NMLS record, state by state. A radius around an office near a border reaches borrowers in states you cannot serve. Licensing lands in a different place on every channel, and our read on paid channels shows where.

Building the Retargeting Lists

The list decides whether the campaign is allowed and whether it pays. Build it from what the CRM knows about the loan, not about the person.

  • Loan close date. Anniversaries, the end of a rate lock period, or a refinance window.
  • Loan type and program. An FHA borrower with equity is a different conversation from a jumbo client.
  • Signs the borrower is moving again. A listing on their property, or equity building next to expensive debt.

Leave out anything that sorts people by the restricted signals. A list filtered to one ZIP code, or to married borrowers, turns an allowed campaign into a barred one.

Site visitor lists come from the Google tag on your site. Once the tag is installed, the list fills itself. Past-client lists come from your database, and a mortgage CRM with automated marketing keeps those segments current as loans close.

What the Video Can Say

The video is an ad, and mortgage advertising rules travel with it. Two matter most on YouTube.

Your NMLS identification. Show it on screen and put it in the video description. Which states require it, and where it has to appear, may differ by state. Confirm the rules for every state you target with your compliance team.

Rate and payment numbers. Under Regulation Z, some numbers in an ad trigger extra disclosures. A payment amount, a down payment and a number of payments all count. Before a script with numbers runs, check what you can say about rate in an ad.

A video that skips both reads as a brand spot. That is fine for awareness, and it keeps the review simple.

Where the Lead Goes After the View

A YouTube response reaches you one of two ways. A Google lead form inside the ad, or a click to your own landing page. Shape takes the lead from either one and creates a new record, ready for routing.

Check the lead form first. Google’s lead form help page lists lead forms for Search and Performance Max campaigns. It also excludes some sensitive verticals without naming them all. If your campaign type does not offer a form, send the click to a landing page you control.

Then the clock starts. A borrower who filled out a form after a video did not plan the afternoon around you. Getting that lead to a loan officer who calls within minutes decides whether the ad paid for itself.

Then report back what happened. YouTube campaigns live in the same Google Ads account as search. The tracking steps match what to set up in Google Ads before you spend. That includes sending funded loans back against the original click.

What to Measure on Mortgage YouTube Ads

Cost per view and view rate tell you the video played. They say nothing about loans.

Measure each ad group on the leads it produces. Then follow those leads to applications and funded loans in the CRM. A past-client ad group with expensive views and one funded loan beats a cold one with cheap views and none.

You do not need a separate campaign for each list. Give each ad group a UTM tag that names its list. Have the form post that tag with the lead. Shape ingests any UTM the form posts into the lead record. Every list then reports on its own inside one campaign.

Frequently Asked Questions

Can a loan officer retarget past clients with YouTube ads?+

Google’s FAQ on its housing, employment and credit policy answers it. Customer Match and remarketing are restricted only when lists are built on demographics, marital status, parental status or ZIP code. A past-client list pulled by loan close date uses none of those. The FAQ is undated, so confirm Google’s current policy and check the plan with compliance counsel before building the list.

Can mortgage YouTube ads target by ZIP code?+

No. In the United States and Canada, Google bars ZIP code targeting for consumer finance ads, which include mortgage. Gender, age, parental status and marital status are barred too. City, state and radius targeting of at least 0.6 miles remain available. Keep any radius inside the states where the loan officer is licensed.

Do YouTube ad leads go into a CRM automatically?+

Yes, when the capture is connected. A Google lead form or the advertiser’s own landing page sends the lead into Shape as a new record. Google lists lead forms for Search and Performance Max campaigns, so check whether your campaign type supports one. Otherwise, send viewers to a landing page you control.

Do YouTube ads work for cold mortgage leads?+

Cold traffic can convert. A video view carries no intent signal, though, so the response is colder than a search lead. In Shape’s experience, retargeting and local awareness return more for the same budget. That means past clients, site visitors, and a radius inside the licensed footprint. A cold campaign pays only when follow-up is fast.
